Rental

The Irvine Community Land Trust partners with rental housing developers to make affordable apartments available to the Orange County community. ICLT is not directly responsible for leasing these rental properties and the application process and eligibility requirements will be different for each project, but ICLT will ensure that households on its interest list learn about these opportunities as soon as they are available.  Below are several projects that the ICLT has in various stages of planning and completion.

Alegre Project

The Alegre Apartments had its Grand Opening on September 29, 2015.  It is a magnificant project situated in East Irvine.  The Alegre Aparments offer 104 affordable apartment homes with spacious 1-4 bedroom units.  On-site amenities include a pool with a kid's water splash feature, BBQ area, tot-lot and a large 2-story clubhouse with offices, compuer lab, kitchen, media room, game room and fitness center.  The City of Irvine partnered with AMCAL to develop this fabulous project.  LifeSTEPS, Families Forward, the County of Orange and United Cerebral Palso organizations will provide social services at Alegre.

 

 

 

 

 

 

 

Derian Project

Derian Project Site MapThe Derian Apartments (17275 Derian Avenue) will be an 80 unit affordable housing apartment community located within the Irvine Business Complex [IBC].  The family apartment community will feature an abundance of amenities within the project, and be located within close proximity to restaurants, shopping centers, John Wayne Airport, and less than 10 miles from local beaches.  The apartments are within close proximity to many jobs, Irvine Unified Schools, OCTA and Irvine/Shuttle stops, and are well served by the 405 Freeway.

 

 

 

 

 

 

 

 

 

 

Native Spring Project

Native Spring Project Site MapThe Land Trust has acquired a four acre parcel of land in the Portola Springs neighborhood for the development of affordable housing. The site is located on Native Spring, bounded by Irvine Boulevard and the 241 Toll Road.  The parameters for the project are not yet determined, but will be posted when more information is made available.

Ownership

A primary goal of the ICLT is to help low and moderate income households become homeowners. To this end, the ICLT has developed a fair and efficient process for selecting households who may purchase available units. Please read through this section to learn more about the basic eligibility criteria, selection process, and education and financing requirements to purchase an ICLT home. Additional information on buying an ICLT home will be presented at our orientation workshops which will occur as units become available. A notice will be sent to all individuals on our interest list when these workshops are scheduled.

Qualifying Criteria

Rental

ELIGIBILITY

Each Irvine Community Land Trust project will have a unique set of selection criteria based on the funding sources and public mandates used to develop the units, but there are threshold and priority criteria which apply to all applicants. All potential renters must meet the following threshold criteria in order to rent a home. There is no requirement that applicants meet the priority criteria in order to rent a home, but applicants meeting one of these criteria in addition to the threshold criteria will be given preference for most ICLT homes.

THRESHOLD CRITERIA

· Applicants must be at least 18 years old.

· Applicants must meet the maximum income limit expressed as a percentage of the Median Family Income.  Income limits for specific units will be listed on the Available Properties page.  See the table below for current Orange County Income Limits.

· Everyone in the household cannot be full time students.

Applicants who live or work in Orange County will receive priority:

1. Applicants who have been living in Orange County a minimum of one year prior to the application date will be given priority.

2. Applicants who have been working in Orange County for a minimum of one year prior to the application date will be given priority. Applicants must work a minimum of 20 hours per week to receive this priority.

Applicants whose household size is appropriate for a given available unit will receive priority. In general, households will receive priority if they meet the household sizes as described below:

· Applicants must pre-qualify with a prime mortgage lender.

· Applicants must attend an ICLT Orientation Workshop.

· Applicants must sign a statement agreeing to the resale price restrictions.

· Applicants must have at least 5% of the total purchase price to contribute at the time of purchase. This money can be contributed to closing costs or down payment.
